Check a site free. Pay when you need the report.

If a report fails to generate or its data is materially wrong, we’ll fix it or refund you. Email support@planningconstraints.com and we will do whichever you prefer. A site report is digital content supplied immediately, so once delivery starts the 14-day right to cancel ends, as the checkout box says; the fix-or-refund promise above still applies. Subscriptions can be cancelled any time, with no minimum term, and stay active to the end of the period you have paid for. The Terms of Use and Sale have the full wording.

Everything we can check within 500 m of your pin, for 30 days. The report link never expires. That means every supported check for the site’s nation, with named findings, classifications, distances, source records, explanations and suggested next checks, plus AI digests of council documents where a council document has been summarised, and PDF and data exports. We show what we found, what came back clear, and where a source couldn’t be checked. A paid report cannot create data a source does not hold.

No. Every site report includes all the checks we support within its scope, the same as Pro. Pro is for repeat work across sites: unlimited sites, saved work, monitoring, comparison and exports. Team and Practice add seats and shared workspace features on top.

We show what we found, what came back clear, and where a source couldn’t be checked. Some councils don’t publish every dataset, so ask the council where it matters. Coverage differs by nation: Wales has no green belt, Scotland reports flood likelihood rather than Flood Zones 2 and 3, and its green belt, tree preservation order and Article 4 layers depend on council submissions, so where a council hasn’t supplied them, or the source can’t be reached, the report says so. A check that is not covered in a nation says so rather than reading as clear. Reports are screening information, not a CON29 or LLC1 search and not professional advice.

All prices include UK VAT. Every purchase is followed by a VAT invoice by email from Broadhurst Digital Limited (company no. 12503471, VAT GB355920584). The site report is priced per site, so it is easy to recharge to a client as a line on your fee proposal or invoice.

Free searches sweep a circle around your pin (up to 50 m). Paid searches unlock radii up to 500 m, or can instead use the registered HM Land Registry title boundary, or a boundary you draw yourself. The polygon is tested for intersection against the national planning datasets, and the remaining sources sweep a circle that fully contains it, so a designation clipping the far corner of a large garden or paddock is still caught. Parcel boundaries are HM Land Registry index polygons (indicative, not precise legal boundaries).

The free check includes 3 searches a day (plus a one-off 2 more for leaving an email), whether the site is in a conservation area, the planning authority, and the river and sea flood extent where we have it. For every other check it tells you whether it could be checked. Named findings, distances, sources and exports are in the site report.

Search an address in the tool, then buy the site report from the report panel. Straight after payment you get a link to the report: a hosted page listing every supported check at that address, including any we couldn’t check, with sources, that you can send to anyone. The same link is in your confirmation email. The report also unlocks the PDF and CSV exports for that address, so you can adjust the pin and export again. Live for 30 days from purchase: re-survey and re-export this address as often as you like in that window. After 30 days you keep the report link, which never expires, and everything you exported. One-off payment, no account needed.

Save a site to your Pro portfolio and switch on monitoring: we re-run the survey weekly and email you when a new constraint appears at that location, such as a new designation, or a dataset back-filling records. You can pause monitoring per site at any time: pausing keeps the baseline, so when you switch it back on the first check tells you everything that moved while it was off.

The same weekly constraint survey Pro subscribers get, run against your address for a year: every layer this address was screened against at purchase, re-checked every Monday, with an email only when something changes, such as a new designation appearing, or one no longer recorded. A quiet week means nothing changed, not that we skipped checking; if a source fails to answer we say so in the email rather than staying silent, because a missed check is never the same as a clear result. Report access and monitoring share one 365-day clock, so both run out together.

£49 a month (or £490 a year) buys one shared workspace with five seats, flat, whether you fill two or five. Everything in Pro for everyone on it, plus a shared site pipeline: stages, assignees and comments on the sites your practice is actually working. Each person signs in as themselves, so you can see who moved what and nobody is passing one login around. Client portals are included: share chosen sites with a client through a link you can revoke. Clients and outside consultants can also be added as free read-only guests without using a seat.

You get an email with a link to claim the workspace: sign in with the address you paid with (creating an account if you have not got one), claim the owner seat, then invite up to four colleagues by email. Team and Practice are the only things here that need an account; the free check and the site report stay completely account-free. Removing someone frees their seat immediately. Need more than five seats? Talk to us and we will say plainly what we can do.

£99 a month (or £990 a year) for fifteen seats and everything Team has, plus the three things a practice outgrows Team for: bulk CSV screening (500 rows a month included), API keys so constraint screening runs inside your own systems (1,000 screens a month included), and a white-label client portal: your logo, your colours, and our “Produced with Planning Constraints” credit removed from what your clients see. Guests stay free and uncounted, so fifteen seats means fifteen colleagues, not fifteen people who can read a portal.

No, and it never will. The attribution lines (planning.data.gov.uk (MHCLG), Historic England, Natural England, the Environment Agency, HM Land Registry, and the Open Government Licence notice) are licence obligations we hold to the data providers, not our branding. They stay on every report and every portal page at every tier. White-label removes our own product credit, which is a different thing entirely, and the two are separate blocks in the page precisely so they cannot be confused. The downloadable PDF and Word report keep our footer credit as well.

Your existing workspace is upgraded in place: the same board, the same sites, files, portals, timeline and people. Nobody re-claims anything and nobody signs in again. Seats go from five to fifteen and the Practice features unlock on the next page load, because the tier is read from your organisation record on every request. If you later downgrade, it takes effect at the end of the billing period: nobody is removed from the workspace, but new invites are capped back at five and the Practice-only surfaces stop.

Not yet. Portal white-label (your branding, our credit gone) is available now; a client portal served from your own domain is on the roadmap and we would rather not promise a date for it than miss one. If it is a deal-breaker for you, tell us and it moves up the list.

Through Stripe. We never see or store your card details. You will receive a Stripe receipt by email, and subscribers can manage or cancel their plan self-serve at any time.

Yes. Your licence key (shown after checkout and emailed to you) activates any device: office desktop, laptop, site phone.
